Evolve

Like many projects in this evolving area around Botany Bay, this project is challenged by flooding, a high water table, the diversion of Sydney Water assets, and sensitivity to overshadowing of the existing dwellings to the south. Botany Bay Council praised the design of this project as an exemplary model for future developments along Gardeners Road.

The project accommodates eighty-four apartments in an eight storey building. The building steps down to five storeys to the south to minimise the overshadowing to neighbouring dwellings. The apartments are arranged around an internal atrium with open access galleries. This has the benefit of providing cross ventilation and secondary source of natural lighting for most of the apartments.

The façade is animated by the curved profile of the building, with angled vertical louvres providing a finer scaled pattern.
