Rose Bay

Resting at the northern edge of Rose Bay, this proposed apartment building takes on a number of challenges as it mediates between the various scales of surrounding developments, on an irregular parcel of land bound by two storey residences on the sides, Lyne Park across the road to the north, and Cranbrook Junior school to its rear.

Each apartment enjoys an outlook to either local, district or harbour views. The project provides for a contemporary three storey residential building with six three-bedroom apartments, basement car parking and landscaping.

Balconies with full height windows to living areas are arranged in response to district and ocean views.
Composition of the building is based on the horizontal slab edges and feature vertical blade walls coming together to frame the balconies, with alternating off-form concrete and white painted finishes. Alignments vary in response to the context, allowing for privacy, solar access and views from adjacent developments.

Efficient use of existing trees preserve screening, shading and scenic qualities. A selection of new indigenous and low water usage planting abounds the east and west boundaries to provide privacy screening to low level apartments, yet maintain light and views of neighbouring properties. Stormwater detention, rainwater collection and re-use, cross ventilation and solar access are key sustainability features that have been integrated into the design.
